Land Use Application Process - Pam Dyn-Gohde, Enforcement Officer
Anyone who wishes to propose a new land use, including any new structure or business, in the Town of Westford must apply for a land use permit from the Land Use Enforcment Officer using the Land Use Application Form
The Land Use Enforcement Officer will determine if the proposed land use is allowed by the Town of Westford Land Use Ordinance. If the proposal is allowed, the land owner may then apply for the necessary building permits from the County Building Code Enforcement Dept, who enforces the New York State Building and Property Maintenance Code. If the Land Use Enforcement determines that the proposal is allowed with a Special Use Permit and Site Plan Review, the property owner will be referred to the Planning Board to apply.
If the Land Use Enforcment Officer denies the landower a permit for the proposed use, either because it is not an allowed use or because the proposal is not permitted because of property set back restrictions, the property owner may apply for a variance from the Zoning Board of Appeals.

Land Use Variance Process - Zoning Board of Appeals
Property owners who have recieved a notice from the Land Use Enforcement Officer that their proposed land use that is not allowed under the Town's land use regulations may apply for a variance from the Zoning Board of Appeals. A use variance may be applied for when the proposal is for a use that is not listed as an allowed use. An area variance may be applied for when the proposal exceeds setback limitations within the land use ordinance.

Site Plan and Special Use Permit Process - Planning Board
If the Land Use Enforcement Officer determines that the proposed use requires site plan review, the property owner will be referred to the Planning Board. The Planning Board will recieved the application for the permit, review it and issue a permit pursuant to the Land Use Ordinance, Section 2.3 of Appendix A.
Temporary Use Permit Process - Town Board
The Town Board issues temporary use permits pursuant to Section 4.8 of the Land Use Ordinance.

Subdivision Approval Process - Planning Board
The Town Board has given subdivision review authority to the Planning Board. Subdivision applications must be made pursuant to the Town of Westford subdivision regulations. Applicants wishing to subdivide must submit a sketch plan to the Planning Board Chairman 10 days prior to the Planning Board meeting, (Section 3.1 of the regulation). The Planning Board will classify the subdivision as a Major, Minor, or Simple two-lot split, which will determine the details of the subdivision application process.
